RENTAL AGREEMENT

CHECK-IN: Check-in time is 4pm or after.

Gaining access to Cabin: We will release the key-codes and instructions for the cabin’s entry system, as well as step-by-step directions to the cabin within 24 to 48 hours prior to your arrival. Phones and GPS systems often lose service in the mountains and valleys, so having screen-shots or hand written directions prior to arriving will be very useful.

CHECK-OUT: Check out is “promptly” at 10am, there are NO EXCEPTIONS. There is a charge of $25 for each hour that you are late checking out. In order for the cleaner to have time to properly prepare for the next guest, we ask that guests have checked out by this time. Guests are to leave keys on the key holder located just inside the front door. Check-out is defined as all guests and personal property being completely off of the property with the keys in the required location.

OCCUPANCY AND PARTY SIZE: We do not charge extra fees per person, but occupancy (including adults, children AND infants) is strictly enforced in accordance with fire code, tourist permit, insurance restrictions, and to prevent overload of cabin’s mechanicals and utilities. You agree and affirm that the occupancy as described above will not exceed six persons (including infants). At no time will the number of occupants exceed the maximum capacity of 6. Over occupancy is a violation of this (your) rental agreement. It is an insurance and permit violation - your stay will be terminated without refund.

AGE: You must be 21 years of age or older at time of booking with a valid credit card and Government ID in order to reserve this property. By booking you confirm to be 21 years or older and you will be present at the cabin for the duration of the reservation.

No parties that violate the fire code of your cabin's sleeping capacity. No loud music or shouting that neighbors might be able to hear. No parking on the street or in other driveways. EVENTS/ VENDORS: No Events. Any vendors entering the property are prohibited.

SMOKING/Vaping FEE: Guest agrees to pay a $1,000.00/ per day Smoke Damage Cleaning Fee if any sign or smell of smoke/vape is encountered by host or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home and lost revenue during cleaning.

Do not litter on the grounds of the property- this includes cigarette butts.

LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Do not wash off makeup with the white towels provided at the cabin. Please use the grey wash cloths provided. Guests are not to wash laundry belonging to the home in order to hide stains. Housekeeping will wash all laundry. Unsalvageable linens/bath towels will be charged to the guest.

HOT TUB USE: Remember there are certain health risks associated with the use of hot tubs, Jacuzzi's, saunas and/or swimming pools. Hot Tubs are cleaned and chemically sanitized prior to each guest arrival. Please leave the bromine floater in the hot tub at all times. If your hot tub needs cleaned mid-stay, we will dump, clean and fill it for $50. There are health risks associated with the use of hot tubs- use with discretion and at your own responsibility. Please shower before using hot tub as some body lotions and products mixed with the hot tub chemicals can cause a rash on your skin as well as damage jewelry. We assume no responsibility for any occurrences associated with hot tub usage. Hot tub covers are to be kept on hot tubs at all times unless hot tub is being used. DO NOT SIT, STAND ON OR MISTREAT any hot tub cover, it will not support any persons weight. A $400 charge will result in any damages done to hot tub covers. Consult a physician if you have questions or concerns before the use of a hot tub. Children under the age of 12 MUST have adult supervision and children under the age of 5 are NOT ALLOWED for their safety.

You may contact us via AirBnb during regular business hours with any questions you may have concerning your hot tub. Certain swim wear may discolor using hot tubs and swimming pools. Guest takes full responsibility.

Toilet Use: Please NEVER flush sanitary items down the toilets. Cabin is on a septic tank.

ANIMALS/PETS: There are to be no animals/pets on the Property due to animal hair and dander that other guest may have sensitive and severe allergic reactions to. Guests who bring an animal will be charged an additional $250 per night per animal.

Internet Usage: WiFi information will be provided along with the Cabin directions and access 24 to 48 hours prior to arrival

Lost & Found / Damages:. - We are not responsible for personal items brought with you or left after your departure. - Items reported by guest after departure will be shipped to you COD “if missing item was found”. After 30 days of departure, items will be released from the office.

Damages: Guest agrees to keep the property in the same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host within one (1) hour of Occupancy. - Guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors that exceeds the deposit amount. - Guest(s) shall be responsible for any property damage, accident, death, injury to any person, or loss sustained by any person, including loss of money, jewelry and other items or personal property, arising out of or in any way related to the Guest’s use of the premises.


ENTERING PREMISES: Host, or Host's Agent may enter the Property at any time, with no prior notice, in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours’ notice, for normal maintenance.

ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by the Host and the refund will not be provided for the remaining balance of your stay.

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the property and from or against any omission, neglect, or default of Guests, or invitees.

LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.

FOOD: We ask guests to kindly dispose of food in the available trash can. Sinks do not have Garbage disposal; therefore, please put scraps in trash can. Guest agrees to be charged for a plumber’s time to unclog or install new plumbing if kitchen sink becomes clogged. No eating of food in either bedroom.

CHANGING OF LOCKS: Guest shall not rekey or change out door locks/ door hardware under any circumstances.

COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors and shall keep noise to a minimum while in back or front yards. Quiet time is 10pm to 8am. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property. No refund will be given for the unused portion of the guests stay.

HOMEOWNERS ASSOCIATION: Guest will follow all HomeOwners Association rules. A list of pertinent rules has been provided in the Property for Guest review.

KITCHEN ITEMS: All items in kitchen including silverware, pots/pans, spices, flatware, etc. have been counted, and any item removed from premises will be charged to the guest.

MOVING FURNITURE: Indoor and outdoor furniture is not to be rearranged. Dragging chairs/tables on hardwood floors will leave scratches on hardwood.

ADDITIONAL CLEANING FEES: At the sole discretion of host, an additional cleaning fee of $90 can be charged if additional cleanup is required that goes above the standard cleaning
